How it works: IMU and Local Taxes
The IMU (Imposta Municipale Unica) is the municipal tax on property: it applies to second homes, luxury properties, building land and developable areas. The rate varies from one municipality to another and Cinisello Balsamo updates its resolutions every year.
Our CAF calculates the IMU on the basis of the rates approved by the Comune di Cinisello Balsamo, takes into account the deductions and reductions provided by law, and prepares the F24 forms for payment of the instalment (June) and the balance (December).
We also support the calculation of IMU in the event of an inheritance, or of a sale or purchase of property during the year, and we assist with ravvedimento procedures for missed or late payments.

How much does the IMU calculation cost at the CAF?
The cost depends on the complexity. We always tell you the quote before starting. Reduced rates apply for services covered by agreements.
When is the IMU paid in Cinisello Balsamo?
In two instalments: the first by 16 June and the balance by 16 December. It is also possible to pay everything in a single instalment by June.
Who is exempt from paying IMU?
The first home (main residence) is exempt from IMU, except for luxury properties (cadastral categories A/1, A/8, A/9). Second homes, building land and developable areas remain subject to IMU.
